Title
We work with a team of title specialists to determine the source of current ownership, type of conveyance and accurate property description. We will obtain a title commitment for each parcel to be acquired. Later dates shall be obtained as required. We will review each title commitment to assure that there are no title exceptions that would have a materially adverse effect on the project, or, if such title exceptions exist, highlight these for the client’s attention and further direction.
Survey
We will obtain a survey prepared by a licensed Professional Land Surveyor in accordance with the Right of Way Engineering Policies and Procedures. We will review the survey to assure that there are no matters that would have a materially adverse effect on the project, or, if such matters exist, highlight these for the client’s attention and further direction.
Plat of Opening
We will obtain and record a Plat of Opening prepared by a licensed Professional Land Surveyor in accordance with the client’s requirements.
Appraisal
We utilize a select team of experienced appraisers to determine fair market value utilizing the latest information available to support accurate cost estimates. Our appraisers use the methods of comparable sales, replacement cost and income approach, along with current market trends, to establish the fair market value. Appraisal reports are prepared by a State Licensed Appraiser in accordance with the Appraisal and Appraisal Review Policies and Procedures of the Land Acquisition Policies and Procedures Manual, Exhibits and Visual Guide of the State Department of Transportation.
Appraisal Review
An appraisal review prepared by a State Licensed Appraiser in accordance with the Appraisal and Appraisal Review Policies and Procedures of the Land Acquisition Policies and Procedures Manual, Exhibits and Visual Guide of the State Department of Transportation.
Relocation Assistance
Our team strictly adheres to the requirements of the Uniform Relocation and Real Property Acquisition Policies Act of 1970, as amended, known as The Uniform Act, which promotes the fair and equitable treatment of people displaced as a result of projects undertaken by a federal agency or with federal financial aid. We will work closely with residents and businesses displaced by projects to help them locate comparable housing or facilities.
